Features of facade repair

Even the highest quality material used for facade cladding wears out over time. Therefore, to maintain the building in proper condition, it is necessary to carry out repair work in a timely manner. They can be carried out within the framework of a cosmetic or capital format, providing for a parallel process of insulating the house.

What does a major facade overhaul include?

As a rule, the need for major repairs arises when it is necessary to replace the insulation, seal the seams, and arrange a drainage system. Often, the stages of work on major repairs of the facade include the following:

  • preparation of walls for processing, cleaning and drying;
  • installation of a new protective layer for hydro- and thermal insulation;
  • treatment of the wall surface with a primer;
  • application of plaster with subsequent painting or installation of tiles, siding, etc.

Installation of decorative elements can also be carried out - if this is provided for by the project. When making brick walls during the repair process, damaged segments are removed, the seams are sealed using building mixtures. If necessary, new bricks are laid. To extend the service life of the decorative finish, preliminary surface treatment with a primer is necessary.

Minor or cosmetic repairs to the facade on your own

The most common problem for the facade is the appearance of so-called efflorescence - salt streaks on the surface of the walls. They can be cleaned with a solution of acetic acid. Problems of a different nature are corrected as follows:

  • Crumbling plaster. To eliminate the problem, you need to dry the wall well, clean off the old layer of plaster down to the masonry. Then the surface is treated with a new building mixture.
  • Cracks in the plaster. They are most often observed at the seams and joints when the house shrinks. They need to be puttied using special mineral-based mixtures, then everything is painted.
  • Loss of color. For this, painting work is organized, during which the facade is completely painted or individual segments are updated where there are abrasions, fading and other defects.
  • Rust stains. They usually appear near window lintels. In this case, it is also necessary to clean off dirt and old coating. Then the segment is treated with an anti-corrosion substance, after which plaster is applied.
  • Dampness of joints. The problem is solved by cleaning the seams together with the wall segment, followed by treatment with a hydrophobic solution. After that, the seams are plastered.

Attention is also paid to the service life of a specific material for processing the facade. The cheapest is considered to be plaster, which can last up to 1 year. Tiles on the facade will "work" within 10-15 years. If you leave the brick facade without processing, then soon it will acquire an unsightly appearance as a result of exposure to the external environment.

As for wooden lining, it will last from 7 to 8 years. Externally, it looks very stylish, but over time it will noticeably darken under the influence of weather conditions.
